Fixtures and fittings

Agreed sale

Survey
Your solicitor will write to all parties and your buyer’s solicitor will conduct a survey on your property. The ‘agreed sale’ is subject to the contract and any survey. The buyer’s mortgage offer (if required) will be subject to the results of this survey.
Title deeds
Your solicitor will request the title deeds from the lender or yourselves as the seller. The fixtures and fittings form must be completed at this stage.
Draft contract
Your solicitor will now draw up a draft contract which sets out the terms of the sale and sends it to the buyer’s solicitor together with all the relevant documents. Any enquiries will then be raised, the title deeds and lease will be checked and all local services will be carried out. Once the draft contract has been approved, it can be signed by both parties.
Exchange of contracts
As long as the mortgage offer has been received and cleared funds have been placed with your buyer’s solicitor, a mutually convenient date can be agreed for the exchange of contracts.
Completion
The completion and your actual house move can take between seven and 28 days, depending on the buyers, sellers and solicitors. We will help you through this process and ensure that your completion is attained as swiftly and smoothly as possible.
