Rental costs
To rent a property with Powell & Jones, there are some important facts that you may not be aware of that could affect which type of property to consider, and whether you qualify. Before we arrange a viewing, please see a summary of requirements needed to rent a property with us. All our properties we let are subject to tenants being in full-time employment (unless otherwise stated). As a rough guide of salary required, please see below:

Please note that you and your partner's salary can be taken in to consideration when calculating what rent you can afford. In particular cases guarantors are considered.
Checks
Please keep in mind that a range of rigorous checks on all prospective tenants are carried out. All tenants are required to undertake a credit referencing system before they can be considered for a tenancy. Our checks are required to confirm your financial stability, affordability, employment and previous addresses. The credit search normally takes 48 hours.
Fees
If you have passed all our checks and you decide to proceed with the tenancy, we can arrange a move in date. On this date you will be required to provide one month’s rent in advance, a bond equivalent to one month’s rent and a set up fee for your Tenancy Agreement applicable to all applicants over the age of 18 (all persons over 18 must be included on the Tenancy Agreement). Some of our properties do consider Housing Benefit. All security deposits are held in a Government approved deposit scheme.
Assured Shorthold Tenancy
This tenancy is for six months from the date stated on the agreement, meaning that the landlord cannot gain possession of the property for a period of six months unless you are in breach of the agreement.
Letting property restrictions
Except for occasional and transitory visitors, the property must not be occupied by any person over the age of 18, other than those specified on the contract. No animals are allowed unless otherwise agreed. Powell & Jones will make periodic inspections to ensure that tenants are maintaining the property to a good and reasonable standard and check that there are no changes as set out in the Terms of Tenaancy.
Leaving your rental property
Notice served by landlord
The landlord must serve two months notice to quit, should he/she wish to gain possession. The earliest that this can be served is at the end of the fourth month, to expire at the end of the sixth.
Notice served by tenant
Should the tenant wish to leave the property, he/she must serve one month’s notice in writing to the landlord or to Powell & Jones. The earliest notice can be given is at the end of the fifth month, to expire at the end of the sixth.
Moving out procedure
At a pre-arranged time, a member of our team at Powell & Jones will call at the property to carry out a moving out procedure. The tenant must be ready to move out. All personal items should be removed and the property cleaned.
