We offer all landlords:

  • Rent Guarantee Insurance where rent will be paid for six months in the case of non-payment of rent and Rent Gurantee Plus Insurance with the added benefit of half the monthly rent paid for two months if the property remains unoccupied (terms and conditiosn apply);
  • A free, no obligation, accurate valuation of the current market rental value of your property;
  • Professionally designed rental property details highlighting the best aspects of your property externally and internally, including colour photography;
  • Accompanied viewings day and evening;
  • ‘TO LET’ marketing board;
  • Office and window display;
  • Notification of your property within 24 hours of your instruction to our extensive registered tenants database;
  • Full internal and external colour details of your property on our website and major property websites within 24 hours of your instruction;
  • Regular advertisements of your property in high profile publications including the Property News;
  • Conscientious rental management right up to the moving in of your new tenant.

Rental service options

‘Find a tenant’ service
 For a one-off fee we:        

  • Market your property to find you a tenant;
  • Arrange a credit search and check references through a professional credit referencing company;
  • Arrange the Tenancy Shorthold Agreement;
  • Arrange payment of rent;
  • Carry out a detailed ‘move in’ inspection, read meters and inform all utility companies and the Local Authority of change of tenant etc;
  • Compile and forward all documents relating to the new tenancy to the landlord who will manage the property from the commencement date of the tenancy;
  • Offer a loyalty discount for returning landlords.

Under the ‘Find a tenant’ service, please note that the landlord must register the bond with a Government approved scheme and inform their tenants of the same.

Fully managed service
For a set-up fee and monthly charge, we offer a fully managed rental service to make the landlord’s life easy and stress free.
A discounted monthly rate is avaialable for landlords with multiple lets of three or more properties.
For the first tenancy, we offer a FREE set up fee or FREE Rental Guarantee Insurance (terms and conditions apply).

We:

  • Market your property to find you a tenant;
  • Arrange a credit search and check references through a professional credit referencing company;
  • Arrange the Tenancy Shorthold Agreement;
  • Arrange payment of rent;
  • Carry out a detailed ‘move in’ inspection; read meters and inform all utility companies and the Local Authority of change of tenant etc; 
  • Register the bond in our Government approved scheme;
  • Collect rent and transfer (less our fee), to the landlord’s bank account;
  • Carry out regular inspections of the rental property and report back to the landlord;
  • Are point of contact for tenants regarding any problems they might experience. We can instruct contractors or refer back to the landlord for instruction as appropriate;
  • Provide to all our tenants an out of hours emergency contact number.

Things to know before renting out your property

Assured shorthold tenancy
We offer an Assured Shorthold Tenancy which gives the tenant security of tenure for six months. At the end of six months, the tenant continues on a month-to-month basis until ended by notice from either side. 

Energy Performance Certificate
It is a compulsory requiremant that all properties must have an Energy Performance Certificate (E.P.C.) in order to let or sell a property, which lasts for ten years. We can arrange this for you, for a one-off fee.

Gas safety certificate
A suitably qualified engineer must inspect all gas appliances and issue a safety certificate. It is a criminal offence to let your property without a valid gas certificate. We can arrange this for you, for a one-off fee.

Insurance
Landlords should ensure they have suitable buildings insurance and, if fully furnished, adequate contents insurance (covering furniture, carpets, curtains etc). We can arrange an insurance quote for you.

Maintenance
The landlord is liable for the maintenance of the property both externally and internally and any items included in the tenancy, e.g. carpets, cooker etc. It is the responsibility of the landlord to have all electrical equipment PAT tested on an annual basis. We can arrange this for you.

Tenancy deposits
If a landlord has financial problems, it is a legal requirement that the tenant’s deposits are protected. Powell & Jones currently use the Deposit Protection Service.

Informing mortgage provider and Inland Revenue
Written consent should be obtained from your mortgage provider and the Inland Revenue must be informed within six months of letting your property, failure to do so will incur penalties.
